case study:
Master Planning - Wetland Mitigation
Role: Owner's Representative | Chief Development Officer
Status: Successful Completion | Some property Developed
challenges
- Navigating undevelopable property due to approximately 60 acres of scattered wetlands throughout the site
- Developing on a parcel without infrastructure or utilities
- Handling nuisance complaints due to illegal dumping, soil erosion, squatting, and vandalism
solutions
- Conducted a thorough analysis of the property and outlined all issues
- Convened relevant stakeholders and consultants to gain insight into how to overcome issues and obstacles
- Identified credible stakeholders to work on a creative and unprecedented mitigation plan with MDEQ’s state environmental regulators
- Transformed scattered parcels into a large-scale developable site and mitigated all wetlands on the property into one confined conservation area; this was accomplished without a prospective use for the site
- Conducted long-term studies to thoughtfully plan infrastructure for site
- Sought state and federal grant funding to complete the $10 million in infrastructure improvements
